And not allow any water to enter our home or attic under any circumstances.
When can I just repair my roof?
In general, if you can “see it,” “spot it,” or “recall it happening,” there’s a good chance we can opt for a repair. This is because we can assume the damage has been recent and is less widespread. I.e. If we “know,” it happened from the last storm, or we can see a tree limb has just damaged one specific spot, we can normally make an effective repair. However for all intents and purposes, if the leak can’t be correlated to a specific event, or it’s been “happening for a while,” this is when a roof repair can become problematic and we may look at replacing the entire roofing system. If your roof needs replacement, partial roof repairs just mask what will become much more serious issues down the road. And end up costing significantly more.
Cheapest isn’t always best:
Understandably, homeowners want to repair their roof as to replace if at all possible. A re-roof is a sizeable investment. Unfortunately many roofing contractors are more concerned with closing a sale, not providing the “right” solution for the customer. Nothing is more frustrating than paying a contractor to fix an issue, only to have the problem reemerge and require more $. If your roofing problem or leak doesn’t fit the criteria mentioned above, beware of a temporary fix and make sure you’ve hired a reputable contractor.
