Are you looking to buy a home in Jacksonville Beach, Atlantic Beach, Neptune Beach, or Ponte Vedra? Do you already live “over the ditch?” If you own a roof in the Beaches area or are looking to buy; Roof It Right is here to serve you. This blog will discuss the many factors to consider when maintaining a roof / roofing system at the beach.
LAY OF THE LAND
Florida experiences the harshest weather in the continental United States. The state of Florida sits within a sub-tropical climate region- battering homes with high heat, humidity, excessive rain, winds, hail, tornado, and hurricane activity. For all intents and purposes, anything we build in Jacksonville simply wears out, or “fails,” faster than in other areas of the country. Contractors often refer to this as the “Florida Rule.” Materials and construction practices that are standard elsewhere, simply don’t work here. Lifespan of roofs, siding, HVAC systems, driveways or paved concrete slabs, literally anything we build, will wear out or fail quicker than expected.
If you live at the beach, or the Beaches area… expand this logic exponentially. Ask a local and they’ll tell you, “salt water destroys everything except salt water.” Just keeping your car near the beach creates problems with brake rust and paint. It is an unforgiving environment. Most see the risk v reward of living the beach life as worth it, but extra precautions must be taken to safeguard the mortgage payment you’re making on you home.
CLEAN YOUR GUTTERS
In Florida, especially at the beach- wet and damp materials grow mildew and mold. A simple leak, that could go unnoticed for years in other areas of the United States, can quickly fill your entire attic with mold and mildew, requiring tens of thousands of dollars in repairs or even a new roof. Water is the enemy, and must be fought against diligently. Our homes are equipped with gutter systems designed to carry water away from the roof and home. Unfortunately, our gutters are often dirty or clogged and consequently can’t do their job effectively.
Like changing oil in your car, regularly cleaning and clearing your gutters is one of the most effective things a homeowner can do to extend the lifespan of their roof and protect the investment they’ve made in their home. Keeping the gutters clean and the downspouts clear / connected, allows water to flow away from your home and affords the moisture that does not drain, time to evaporate and dry. Cleaning your gutters is not fun. But mold and mildew are “less fun.” If you live in the beaches area and want your roof to last, keeping your gutters clean is essential.
INSPECT ROOF / SCHEDULE INSPECTION
It’s amazing how much of our roof we can see from the ground. Though you might not be a trained roofing contractor, your common sense is often enough to spot a problem. Walk your property and take a look at your roof from all angles. Do you notice any missing shingles? Uneven areas or dips? Cracks or inadequacies around sky lights or fixtures? When cleaning the gutters you can get an even closer look. If you see something that’s troubling to you, it’s probably troubling enough to be looked at. If you live at the beach and spot a problem with your roof, call a local roofing contractor and schedule an inspection to survey the damage. In most cases, spotting and addressing a problem now, can spare your roof from expensive repairs for years to come.
